Project Spotlight: Residential Change of Use of Agricultural Barns
Prior Approval submission under Part 3, Class Q
We are delighted to announce that Cornwall Council have approved our Prior Approval submission for the conversion of agricultural barns, just outside of Par.
Our client’s aspiration was to provide 2 new build dwellings for each of her sons. However, following a desk-based site appraisal and a site visit to the property, our Town Planning team advised pursuing a prior approval application to make the best use of existing barns. Adopting this approach not only provides 2 stunning dwellings in the open countryside but also de-risked the application process with the usual supplementary reports such as ecology, drainage, arboriculture, etc. The process only required a modest application fee of £206 compared with full planning application fees. The approval was also received within just 44 days of submission.
This truly was a team effort with Bailey Partnership’s multidisciplinary offer allowing us to prepare the architectural drawings, undertake a visual inspection survey of the structural capabilities of the barns and deliver a smooth planning process led by our Chartered Town Planning team.
