Langage Business Park Phase 3 Under Construction
Work has begun on the third and final phase of the successful development at Hearder Court, Langage Business Park, Plymouth. The groundwork, piling foundations and drainage of the scheme started in May which have now been completed.
The three units of the £2 million development have been designed with flexibility in mind with removable internal party walls allowing units to be combined. Additional space can be created at first floor level by installing mezzanine floors.
Once finished the workspace will have solar voltaic panels, high levels of insulation and lift access to units with first floor office accommodation. The offices will be heated, lit and carpeted, with natural ventilation, extensive glazing to office areas and roof lights within the production space to maximise natural lighting.
The scheme has been designed to be highly efficient and will assist in reducing running costs to occupying businesses. The scheme is targeting an Energy Performance Certificate rating of ‘A’, the highest for commercial buildings.
Facilities include WC and shower facilities, kitchens, dedicated car parking and large service yards. There will also be EV charging pods for vehicles as well as cycle shelters and recycling zones.

Once complete, the units will become part of Plymouth City Council’s property portfolio, bringing in rental income to the city’s services.
