Flood Zones 2 & 3b: Residential Approved
Following 2 historic unsuccessful full planning applications on the site, Bailey Partnership were instructed and have secured residential use in Flood Zones 2 and 3b.
Bailey Partnership, recognising the significant hurdle of Flood Zones 2 and 3b, opted to utilise “permitted development rights” to convert the upper floor of an existing retail unit into a unit of residential accommodation. Whereas the full planning applications required consultation with and subsequent objection from the Environment Agency, due to the site’s high probability of flooding, the “certificate of lawfulness” approach removed the ability to consider flood risk. Thus achieving the client a residential consent without risk, at minimal cost and within 8 weeks.
