Project Monitoring

As experienced Project Monitors, Bailey Partnership understands the risks to which funders are exposed and strives to monitor and manage these risks to the benefit of both funder and borrower. We provide an expert assessment of development project risks and compliance with statutory requirements, undertaking initial appraisals and due diligence reports followed by ongoing monitoring. We also act for clients and tenants providing independent project monitoring services tailored to each client's requirements.

To appraise and monitor the design, procurement and construction process requires a broad range of skills covering contractual and legal arrangements, developmental impact, planning and building control processes, programming, cost control, construction quality control and maintenance issues. Our multi-disciplinary expertise ensures all skills are available to contribute to this process.

These skills are also extended to provide project recovery services when, due to unforeseen circumstances, projects become distressed and require external review and recovery management. We undertake forensic analysis of the risk, liabilities, build quality, compliance and value within the distressed project and aim, wherever possible, to stimulate recovery with a minimum of disruption. This often involves working with the funder and developer to build out the project, utilising our multi-disciplinary capability to take over or supplement the design, procurement, cost and project management processes.
