Bailey Partnership provides full multi-disciplinary services at 20 sites as part of Framework Agreements covering 10 local Land Registry Offices across Southern England, the Midlands and South Wales. Property is predominantly office accommodation, typically 65,000 square feet, with some file stores and computer data centres. Over 500 projects have been completed since 1996, together with planned and reactive maintenance management, condition surveys, energy surveys, energy performance certificates and access audits.
When appropriate we are able to utilise our interior design expertise, an example being an £800,000 complete refurbishment of the toilet accommodation in the Land Registry’s Coventry office. Bailey Partnership applied our knowledge and experience of cloakroom and washroom design to transform the existing and dated 1980’s facilities into something quite contemporary and stylish. The use of high quality materials such as the bespoke and innovative moulded vanity unit using Corian material,provided seamless shapes of deep black flowing into brilliant white sinks. These facilities have a simplistic, but modern design. The palette of colours used for some of the wall and floor surfaces was derived from the Land Registry’s own corporate branding. The interior design projects sophistication and class, which is entirely appropriate for the professional staff working in the building. At the same time we delivered a facility with lower running costs and enhanced environmental protection including energy reducing technology and rainwater collection systems. The project was managed in a fully occupied office environment and delivered over two phases to enable continued and uninterrupted business operation.
Other examples of major projects include the £4.35 million recladding and reroofing of an existing six storey office building in Swansea and a £1.9 million internal refurbishment of 93,000 square feet of occupied five storey offices in Plymouth, including replacement heating, new partitioning and finishes, which necessitated a complex shuffle accommodation rotation plan. Other major works include a file store conversion (£2.8 Million), a new file store (£3.2 Million), re-roofing (at £600K and £300K), window replacements (at £500K, £650K and £860K), racking/flooring (at £700K), rewiring/lighting (at £650K), heating replacements (at £1.4 Million and £625K), boiler replacement (at £250K), lift replacement (at £230K), temporary buildings (at £500K), customer information centre (at £430K) and an extension (at £280K).
