This major regeneration of a 26 acre former Royal Naval Hospital, for mixed use, includes a significant number of Grade 2* and Grade 2 Listed Buildings within the Millfields Conservation Area. Bailey Partnership has provided a full multi-disciplinary service on all the major project work undertaken within the estate. The whole estate is encompassed under the conservation listing which includes the buildings and their settings. Close liaison has been necessary throughout with English Heritage.
Projects for the primary initial developer of the site included master planning the site and the creation of new roads and infrastructure as well as speculative office and residential conversion.
In addition work has been carried out for a local community development trust comprising 36 new build starter units totalling 40,000 square feet of light industrial and office accommodation and the conversion and refurbishment of a World War 2 bomb-damaged,Grade 2* listed,4 storey building into 13,000 square feet of office units plus conference room and trust offices. The second phase of the development achieved a BREEAM Very Good rating.
Projects have also been undertaken for a local private school initially in relocating to the site and subsequently refurbishing and building new academic and sports accommodation. We have also obtained planning approval for residential development within 5 No. of the Grade 2* Quadrangle buildings and for the infill replacement of the missing (bombed) Quadrangle building and are working with developers to complete these schemes.
